## When will Address Grand Downtown be handed over?

The Dubai Land Department (DLD) register holds a completion date of 10 June 2028 for Address Grand Downtown, filed by Nshama Properties, owned by Nshmi Development (Continental Club, registry updated 11 October 2026). Q2 2028 was the handover quarter at launch in February 2025, and Property Finder still shows June 2028.

Other sources give a later date. Data Habibi records a current target of Q4 2028 against the original Q2 2028, and some broker pages also quote Q4 2028. Heritage Properties, using developer figures from 6 September 2026, still shows Q2 2028. The registered date has not changed.

## Address Grand Downtown construction update

The latest DLD inspection, on 7 October 2026, recorded 10.76% progress, up from 4.72% on 30 April 2026 (DLD register via Continental Club, updated 11 October 2026). Construction was registered to start on 10 June 2025, so the tower was about 11% built some 16 months into the build. The project is DLD number 3487, with its escrow account at First Abu Dhabi Bank.

## Address Grand Downtown homes and sizes

The tower has a ground floor, 54 floors and a roof, with 80 homes (DLD register via HomeSearch). It is a collaboration between Nshama and Address Hotels + Resorts, the hotel brand of Emaar Hospitality (Emaar).

## Address Grand Downtown prices and resale

Prices start at about AED 10.9 million (Data Habibi; Heritage Properties). Emaar's project page shows a higher figure, AED 17.5 million. The DLD register records 60 sales since 2025, all bought from the developer, at a median of about AED 4,034 per sq ft (Continental Club). Registered sales include:

- 3 bedroom, 4,398 sq ft: AED 12,369,888 (11 September 2025)
- 4 bedroom, 4,803 sq ft: AED 17,140,888 (6 October 2025)
- 4 bedroom, about 4,803 to 4,806 sq ft: AED 19,207,888 to AED 20,063,888 (1 to 4 August 2025)

## Address Grand Downtown payment plan

Sources disagree on the plan. Data Habibi, Heritage Properties and most broker pages give 10/60/30:

1. **10% on booking**
2. **60% during construction**, in instalments
3. **30% on handover**

Property Finder shows 10/20/70, with 70% on handover, and Emaar's page mentions a 60/40 plan. On a AED 10.9 million home, a 30% handover payment is about AED 3.27 million.

## Address Grand Downtown developer and delivery record

Nshama is best known as the master developer of Town Square in Dubailand, where it is also building [Augusta Town Square](/projects/augusta-town-square/) and [Haya on the Park](/projects/haya-on-the-park/). Address Grand Downtown is its first tower in Downtown Dubai. Address Hotels + Resorts will manage the residences, but Nshama, not Emaar, is the developer responsible for building and handing over the tower.

## What to check before buying at Address Grand Downtown

1. **The completion date in the SPA**, since the register says 10 June 2028 while some sources say Q4 2028.
2. **The payment plan on the SPA**, given three different plans in public listings.
3. **Service charges for the branded residences**, which had not been published by October 2026.
4. **Progress at the next DLD inspection**, after 10.76% in October 2026.
