## When will 42 East Residences be handed over?

Property Finder gives Q2 2028 for 42 East Residences, with an expected completion date of 1 April 2028. The Dubai Land Department (DLD) register, where the project is listed as 42 East Residences, project number 4094, records the same completion date of 1 April 2028. In January 2026, betterhomes, the project's exclusive sales agent, gave Q4 2027, so the agent's date sits one quarter earlier than the register.

The DLD inspection of 16 June 2026 recorded 2.54% complete (DLD project register via Continental Club, registry updated 8 October 2026). That leaves about 97% of the building to finish in the 21 months to the registered date.

## 42 East Residences construction update

The register records construction starting on 1 September 2025. Inspections recorded 0% on 18 September 2025, 1.22% on 3 March 2026 and 2.54% on 16 June 2026. That is about 0.3 points a month so far, typical of the enabling and foundation stage but far below the pace needed for April 2028. The register describes a ground floor, two podium levels, 12 residential floors and a roof. Data Habibi names Al Anwar Architectural Engineering Consultancies as consultant, and escrow is held at Ajman Bank.

Units and sizes are from the DLD register via Continental Club and match Data Habibi's floor plans. fäm Properties describes 1 to 3 bedroom apartments, which does not match the register. betterhomes lists an infinity pool, a spa with hot and cold plunge pools, a gym, a yoga deck and a children's play area, with plunge pools on some private terraces. The building sits on the eastern edge of Dubai Islands; Continental Club puts Dubai Islands Beach 1.7 km away.

## 42 East Residences prices and resale

Property Finder, betterhomes and Data Habibi give a starting price of AED 4.2 million. Allsopp and Allsopp shows AED 1,880,000, a figure the other sources do not repeat. On the smallest 3 bedroom of 2,042 sq ft, AED 4.2 million works out at about AED 2,057 per sq ft. No full price list has been published beyond the starting figure.

## 42 East Residences payment plan

Property Finder, Continental Club and betterhomes list 40% during construction and 60% on handover. Data Habibi and Allsopp and Allsopp show 20/20/60, with the first 20% at or near booking. Either way, 60% falls due at handover, about AED 2.52 million on a AED 4.2 million unit. The 4% DLD fee is extra.

## 42 East Residences developer and delivery record

betterhomes describes 42 East as Panchshil Realty's first residential project in Dubai. Panchshil, founded in 2002 and based in Pune, says it has delivered 35 million sq ft of property, including Trump Towers Pune and yoopune. The DLD register lists the developer company as Gramercy Real Estate Development, and Property Finder uses the name Gramercy Development. With no completed Dubai project yet, there is no local handover record to compare against.

## What to check before buying at 42 East Residences

1. **The completion date in the SPA,** since the agent's Q4 2027 and the register's 1 April 2028 differ.
2. **The 60% handover payment,** and whether a mortgage of that size on a Dubai Islands unit is available to the buyer.
3. **Which company is named in the SPA.** The DLD register lists Gramercy Real Estate Development as developer, not Panchshil Realty.
4. **The next DLD inspection.** Progress of 2.54% in June 2026 needs to speed up sharply for an April 2028 finish.
