## When will 27 East End Garden Residences be handed over?

The Dubai Land Department (DLD) register gives 27 East End Garden Residences a completion date of 31 January 2027. The developer's date is Q1 2027, and Property Finder and fäm Properties also list 31 January 2027. The launch announcement in August 2025 gave the same Q1 2027 target (Zawya, 6 August 2025).

At the DLD inspection of 10 August 2026 the building was 40.26% complete. That reading was 20.2 points higher than on 30 April 2026, about 6 points a month. To finish by 31 January 2027, the remaining 59.74 points would need about 10.5 points a month. Continental Club's projection at the past year's pace puts 100% at 6 November 2027, about nine months after the registered date.

## 27 East End Garden Residences construction update

On 16 September 2026 Mirha Homes said the building had reached 60%. It reported the foundations and the full frame (basement, ground, five floors and roof) complete, blockwork at 80%, MEP first fix at 60%, glazing and railings at 40% and finishes at 20%. That figure is the developer's own and runs well ahead of the last DLD reading, which was taken five weeks earlier.

The DLD register records construction starting on 1 February 2025 and four inspections: 1.85% on 31 January 2025, 6.41% on 26 November 2025, 20.06% on 30 April 2026 and 40.26% on 10 August 2026 (Continental Club, registry updated 8 October 2026). The escrow bank is Mashreq Bank. The main contractor is NAF Contracting and the architect EMSQUARE Engineering Consultants (Zawya).

Unit counts and prices are from Continental Club (DLD register and developer supplied). Registered studio sales range from about 401 to 509 sq ft and 1 bedrooms from about 735 to 784 sq ft, so the listed sizes are typical rather than fixed. Data Habibi describes 91 apartments, against 96 units on the DLD register and in the launch release. The building has a rooftop pool, gym, sauna and sky garden. It sits in Warsan 4, which Property Finder files under International City Phase 2 and some brokers call Phase 3; the master developer is Nakheel.

## 27 East End Garden Residences prices and resale

Continental Club counts 32 DLD sales from September 2025 to early October 2026, all from the developer. The median was AED 13,401 per square metre, about AED 1,245 per sq ft. Studios had a median of AED 515,000 (23 sales) and 1 bedrooms AED 850,000 (8 sales).

Registered prices have stayed close to the launch list. Studios sold for AED 490,000 on 2 September 2025 and AED 530,000 twice on 4 September 2026. A 1 bedroom of 69.8 square metres sold for AED 882,000 on 17 August 2026, and the only 2 bedroom for AED 1,380,000 on 18 June 2026. Mirha Homes' own page shows AED 555,000 as the entry price, and Data Habibi shows AED 490,000, so published starting prices vary by date.

## 27 East End Garden Residences payment plan

Sources disagree. Continental Club lists a 50/10/40 plan: 10% on booking, 40% during construction, 10% on handover and 40% after handover. Data Habibi lists 10% on booking, 70% during construction and 20% on handover. Under the first plan, half the price is still owed at handover, so the SPA schedule for the specific unit matters.

## 27 East End Garden Residences developer and delivery record

Mirha Homes Developments, registered as Mirha Homes Real Estate Development, launched the project in August 2025 and describes itself as a boutique Dubai developer. Its managing director, Shehroz Bhadelia, said the aim was to deliver homes "at an affordable price" (Zawya). The project's DLD record is the main public evidence of how Mirha builds: progress doubled between April and August 2026.

2. **Which payment plan is in the SPA**, since published plans range from 20% on handover to 40% after handover.
3. **The exact unit size**, as registered studios run from about 401 to 509 sq ft under the same "studio" label.
4. **The price against DLD sales**, which put 2026 studio sales between AED 441,565 and AED 595,000.
