## When will 1WOOD Residence be handed over?

The first 1WOOD Residence building is late. Object 1's brochure, dated February 2024, gave handover as Q3 2025, and Bayut and other portals list 29 or 30 September 2025. At the DLD inspection of 8 July 2026 the building was 93.67% complete. It gained 4.95 points between 25 February and 8 July 2026, so at that pace the last 6% would take until about late 2026 or early 2027. Object 1 has not published a new date.

The second building is registered with DLD as 1wood Residence 2, with a completion date of 20 October 2027. Object 1 gives Q4 2027 for it.

## 1WOOD Residence construction update

Phase 1 (DLD project 2907) started on 19 December 2023 and was registered on 2 February 2024. It reached 88.72% on 25 February 2026 and 93.67% on 8 July 2026 (Continental Club, registry updated 5 October 2026). It is a 17 storey building of ground, four parking levels and 12 residential floors, with ground floor retail and first floor offices (Mitchells).

1WOOD Residence 2 (DLD project 4435) has a registered construction start of 15 March 2026 and recorded 0% at its inspection of 3 March 2026. Its design is basement, ground, four parking levels and 12 upper floors. Both projects pay into escrow accounts at ADIB.

Counts and sizes are from the DLD register via Continental Club. Phase 1 apartments are sold fully furnished with European furniture and appliances. The largest phase 1 homes are three 12th floor 2 bedrooms with terraces of 1,446, 2,287 and 2,334 sq ft (Mitchells). Phase 2 includes 1.5 and 2.5 bedroom layouts. Object 1 estimates the service charge at AED 15 per sq ft for both.

## 1WOOD Residence prices and resale

Object 1 lists phase 1 studios from AED 640,264, 1 bedrooms from AED 941,471 and 2 bedrooms from AED 1,516,511. DLD has recorded 241 sales in the building, with medians of AED 636,541 for studios (155 sales), AED 958,692 for 1 bedrooms (56) and AED 1,373,824 for 2 bedrooms (13). Continental Club puts the change in price per square metre from 2024 to 2026 at minus 3%, while JVC rose 10%. Recent sales include studios at AED 622,433 on 31 July 2026 and AED 720,000 on 1 July 2026.

1WOOD Residence 2 studios are listed from AED 788,117 and 1 bedrooms from AED 1,165,460 (Object 1). DLD registered studio sales there from AED 680,399 to AED 805,071 in September 2026.

## 1WOOD Residence payment plan

Phase 1 was sold on 10% at booking, six 10% instalments up to 24 months after booking, and 30% on handover (Property Junction, Bayut). Continental Club shows a 14/56/30 split, and Mitchells publishes a 70/30 version with 70% within 14 days of reservation, so terms varied by buyer.

1WOOD Residence 2 is sold on 20% at booking, 40% during construction and 40% on handover, with a post-handover option on some units (Object 1).

## 1WOOD Residence developer and delivery record

Object 1, part of the TSZ Group, completed its first Dubai building, RA1N Residence in JVC, in March 2026 (Zawya, 17 March 2026). The DLD register had shown a completion date of 23 February 2025 for RA1N, so it finished about a year after that date. Its second, V1ter Residence, was completed in July 2026 (Gulf Property, 3 August 2026). 1WOOD Residence is on track to be its third delivered building, also later than first promised.

## What to check before buying at 1WOOD Residence

1. **Which phase.** Phase 1 is nearly built and late; 1WOOD Residence 2 is at an early stage with an October 2027 date.
2. **The new phase 1 date in writing**, since Q3 2025 has passed and the SPA grace period may have run.
3. **The 30% or 40% handover payment**, which falls due when each building completes.
4. **Furnishing and snagging** for phase 1 units, as they are sold furnished.
