## When will 11 Hills Park be handed over?

TownX says 11 Hills Park will be handed over in Q1 2027. The Dubai Land Department (DLD) register lists a completion date of 31 March 2027, and Propsearch also estimates March 2027. All three dates line up.

The DLD register recorded the building 80.05% complete at its inspection of 30 April 2026. TownX said construction had reached 80% in its May 2026 update and posted monthly updates through August 2026, but no newer DLD percentage had been published by the time the register was updated on 7 October 2026. Continental Club, working from the inspection history, put the pace at about 5.4% a month over the past year. That is an estimate, not a TownX date.

## 11 Hills Park construction update

The DLD register gives a construction start of 1 November 2024 and a registration date of 7 November 2024 (project number 3324). Progress has moved quickly since mid 2025:

The January figure is worked back from the register's note that progress rose 19.53 points between the January and April inspections. The main contractor is Ocean Stone Construction and the architect is POE Engineering Consultants (Propsearch). The escrow account is held with Commercial Bank of Dubai.

## 11 Hills Park homes and sizes

The tower has 25 storeys over one basement, registered as G+23+R. The DLD register holds 571 units; TownX described 558 residential units in September 2025. All homes are studios or 1 bedroom apartments.

Sizes are from the DLD register layouts published by Continental Club. Amenities listed by TownX include a sky pool and a leisure pool, two gyms, a jogging track, and basketball and padel courts.

## 11 Hills Park prices and resale

Units launched from AED 650,000 in November 2024 (Propsearch). By October 2026 TownX's own Dubai Science Park page listed 11 Hills Park from AED 949,000, and one broker feed listed studios from AED 939,000 and 1 bedrooms from AED 1,599,000.

Prices actually paid are lower than those list prices. Across 168 DLD registered studio sales the median is AED 734,896, and across 54 one bedroom sales it is AED 1,243,546 (Continental Club, October 2026). Recent studio sales registered between 23 July and 3 September 2026 ranged from AED 685,000 to AED 807,730. A 1 bedroom of about 824 sq ft registered at AED 1,360,749 on 5 October 2026. Continental Club calculates a 14% rise in the median price per square metre over the past year, against 3% for the wider district. About 1% of sales so far are resales.

## 11 Hills Park payment plan

The launch plan was 20% on booking, 40% during construction and 40% on handover (Propsearch). Later plans moved more of the price to handover. TownX's site now lists a 20/80 plan, with 20% on booking and nothing more until handover. Bayut shows 40/60, and a broker feed lists three options, 70/30, 50/50 and 30/70. With completion registered for March 2027, buyers on a 20/80 or 30/70 plan face most of the price within months, so the handover payment usually needs a mortgage or cash ready by early 2027.

## 11 Hills Park developer and delivery record

TownX was founded in 2017 and says it has delivered more than 967 units. Its completed buildings are Easy18, Easy19, Luma21 and Luma22, all in Jumeirah Village Circle (TownX via Executive Bulletin, 17 September 2025). Luma Park Views in JVC was still listed as ongoing at that date. 11 Hills Park is its largest project so far, with a declared project value of AED 180 million on the DLD register. A second Dubai Science Park project, Ashley Hills, is due in 2027.

## What to check before buying at 11 Hills Park

1. **Which payment plan the unit is on.** At least five different splits have been offered since launch, and the handover share ranges from 30% to 80%.
2. **The completion date in the SPA.** The register date is 31 March 2027; the SPA sets any grace period after that.
3. **A newer DLD inspection.** The last published figure is from 30 April 2026. The DLD project status service shows whether the tower has moved past 80%.
4. **Resale prices against the asking price.** Registered studio sales in mid 2026 sat well below the AED 939,000 to AED 949,000 list prices.
