Kamdar Developments says the building will be ready to move in from Q1 2027. The Dubai Land Department (DLD) register holds a registered completion date of 28 February 2027, with construction registered as starting on 1 March 2025 (Mitchells, registry as at 4 October 2026). The progress figures make that date hard to meet. The DLD recorded the building 10.1% complete on 13 July 2026, with under eight months left to the registered date. The last 6.47 points of that progress came between the inspections of 2 April and 13 July 2026 (Continental Club). The date in the SPA, and any grace period it allows, is what binds the developer. It stands in JVC District 13, which the DLD register files under Al Barsha South Fourth (Mitchells). DLD records show 58 sales by early September 2026, almost all from the developer (Continental Club): - Studios: median AED 675,000 across 25 sales; studios sold for AED 662,480 to AED 745,000 in July and August 2025 - 1 bedrooms: median AED 1,121,120 across 30 sales; recent sales of AED 1,086,800 to AED 1,150,000 between February and May 2026 The median across all sales is about AED 1,550 per sq ft. Continental Club reports prices 5% lower over the past year, while JVC as a whole rose 2%. Asking prices in October 2026 differ by portal, with studios from AED 755,000 (Equity Edge), AED 825,000 (EZRE) or AED 875,888 (OffPlanIndex), and 2 bedrooms up to about AED 3 million. ## 105 Residences by Kamdar payment plan Developer price lists carry two plans (EZRE and OffPlanIndex, October 2026): - **10/20/70:** 10% on booking, 20% during construction, 70% on handover - **Post-handover plan:** 10% on booking, 35% during construction, 5% on handover, then 50% over 50 months at 1% a month Continental Club lists a different 60/40 plan with two years after handover, so terms have varied between releases. Under the 10/20/70 plan, 70% of the price depends on completion. ## 105 Residences by Kamdar developer and delivery record Kamdar Property Development is a family business with about four decades in property, run by directors Mahomed and Tazmeen Kamdar. Until this launch it built only for private buyers and its own portfolio. 105 Residences is its first project sold to the public in the UAE, and Kamdar said it was funding the build itself, with Savills advising on the launch (Construction Week, 9 December 2024).
