## When will 09 Life Residences be handed over?

The Dubai Land Department (DLD) register gives 09 Life Residences a completion date of 1 December 2027. Brokers selling the project, including Grand Reve and Miva, give a handover target of Q3 2027, and Ezre lists Q3 2027 as the date published by the developer. Continental Club shows Q4 2027, in line with the registered date.

The DLD inspection of 26 August 2026 recorded the building 6.84% complete. With about 93 points left and 15 months to the registered date, the build would need to run far faster than it has so far to meet December 2027. The project appears in the DLD register as "09 Life Residences" (project number 4250) and in Deniz's launch material as "09Life Residences".

## 09 Life Residences construction update

Construction started on 1 November 2025, about three months before the sales launch. DLD inspections recorded 2.37% on 17 December 2025, 5.54% on 1 June 2026 and 6.84% on 26 August 2026 (DLD register via Continental Club). That is about 4.5 points in the eight months to August 2026. The escrow bank is First Abu Dhabi Bank.

Grand Reve describes the building as a basement technical floor, a two-level parking podium, nine residential floors and a landscaped rooftop. The design and site supervision consultant is Mimar (Ain Alemirate, 28 January 2026).

## 09 Life Residences homes and sizes

Deniz sells the apartments fully furnished, with BOSCH and LG appliances and a home automation system (Grand Reve). The DLD unit mix is below.

Counts and sizes are from the DLD register via Continental Club, excluding the smallest and largest 5% of each type. Developer lists on portals give a wider range of 391 to 1,743 sq ft (Ezre).

## 09 Life Residences prices and resale

Deniz launched the project on 27 January 2026 at the Ritz-Carlton DIFC, with studios from AED 675,000 (Deniz; Ain Alemirate). Grand Reve lists 1 bedrooms from AED 1,160,000, 2 bedrooms from AED 1,300,000 and 3 bedrooms from AED 2,080,000. By October 2026 Ezre showed a lowest price of AED 708,969.

Continental Club lists 38 DLD sales from March 2026, all from the developer, at a median of about AED 1,461 per sq ft. Recent DLD sales were:

- two 1 bedrooms of about 773 and 806 sq ft for AED 1,341,999 and AED 1,353,999 on 28 September 2026
- a 2 bedroom of about 1,065 sq ft for AED 1,600,000 on 18 September 2026
- studios of about 421 sq ft for AED 612,750 on 3 September 2026 and AED 658,069 on 18 September 2026

Studios have sold close to or below the launch price, while 1 bedroom sales in September 2026 were above Grand Reve's AED 1,160,000 starting figure.

## 09 Life Residences payment plan

Deniz advertises 20% down and 40% after handover over three years. Grand Reve gives the full split as 20% on booking, 40% during construction, 10% on handover and 30% over three years after handover. Ezre lists five developer plans, including 20% on booking, 40% during construction, 4% on handover and 36% after handover. Continental Club shows a 60/40 plan with 40% on handover. The versions differ on how much falls due at handover, from 4% to 40%.

## 09 Life Residences developer and delivery record

Deniz Properties' preceding project, 08 Life Residences in International City 2, has 107 units and a registered completion date of 31 May 2026. The DLD inspection of 26 August 2026 recorded that building 64.87% complete, three months after its registered date (DLD register via Continental Club). At the 09 Life launch in January 2026, Deniz said it was approaching delivery of 08 Life. Seeniun Properties, the sales partner, said Deniz starts construction before launching sales, which matches the 09 Life record.

## What to check before buying at 09 Life Residences

1. **Which payment plan the SPA uses**, since published versions put between 4% and 40% on handover.
2. **Progress at 08 Life Residences**, the developer's preceding building, which was behind its registered date in August 2026.
3. **The furnishing schedule**, since the price includes furniture and appliances that should be listed in the SPA.
4. **DLD prices for the same layout**, since studio sales have been close to or below the launch price.
