## When will 08 Life Residences be handed over?

The Dubai Land Department (DLD) register gave 08 Life Residences a completion date of 31 May 2026. That date has passed. The last DLD inspection, on 26 August 2026, recorded the building 64.87% complete. The developer's stated date was Q2 2026 (Continental Club, developer supplied; Westgate Dubai), and Property Finder still shows May 2026. emirates.estate now lists Q4 2026.

Between April and August 2026 the building gained about 17 points in four months. At that pace Continental Club estimates 100% around 15 June 2027. That is a calculation, not a developer commitment, and a passed registered date only means the register has not been updated.

## 08 Life Residences construction update

Construction started on 5 October 2024 (DLD project number 3590). DLD inspections recorded 35.82% on 22 December 2025, 48.03% on 30 April 2026 and 64.87% on 26 August 2026 (DLD register via Continental Club, registry updated 8 October 2026). Progress rose by about 12 points in the four months to April 2026 and by about 17 points in the four months to August, so the pace has picked up.

The building has a ground floor, two podium levels and seven residential floors, in concrete with blockwork. It is in Al Warsan 4, the DLD district that covers International City Phase 2, next to Dubai Silicon Oasis (Gulf News). The escrow bank is Emirates NBD.

Unit counts and sizes are from the DLD register via Continental Club. Westgate Dubai lists 12 shared facilities, including a pool, a covered gym, a yoga deck, a children's play area and retail units.

## 08 Life Residences prices and resale

Property Finder lists 1 bedrooms from AED 877,019 and 2 bedrooms from AED 1.4 million, with studio prices not published. emirates.estate showed remaining 1 bedrooms of about 929 sq ft at AED 1.03 million to AED 1.05 million and 2 bedrooms at AED 1.45 million to AED 1.72 million, accessed 11 October 2026. Westgate Dubai marks the project sold out.

Continental Club counts 97 DLD sales since 2025, all bought from the developer, at a median of AED 11,176 per square metre, about AED 1,038 per sq ft (transactions to 7 October 2026). By type, medians were about AED 1,086 per sq ft for studios, AED 1,048 for 1 bedrooms and AED 992 for 2 bedrooms. Recent registered sales were:

- a studio of 405 sq ft for AED 437,194 on 28 January 2026 (Property Finder)
- a 1 bedroom of about 925 sq ft for AED 971,712 on 2 February 2026
- a 2 bedroom of about 1,316 sq ft for AED 1,328,320 on 2 February 2026

Continental Club records the building's median price per square metre down 1% over the past year, against a 4% rise for the district.

## 08 Life Residences payment plan

emirates.estate lists a 60/40 plan: 10% on booking, 10% on signing the SPA (plus the 4% DLD fee, an AED 5,250 admin fee and VAT), 40% in instalments during construction and 40% on handover at 100% completion. Property Finder and Westgate Dubai do not publish the percentages. Under this plan the final 40% is tied to completion, so it has moved later with the missed May 2026 date.

## 08 Life Residences developer and delivery record

Deniz Development, registered with DLD as Deniz Properties, describes itself as a developer with Central Asian roots (Gulf News, 14 May 2025). Mimar designed the building and supervises construction, and Seeniun Properties leads sales. Sources disagree on the launch date: Property Finder gives 5 October 2024, the same day construction started, while Gulf News reported a launch event on 13 May 2025. Deniz has since launched a second building with Seeniun, 09 Life Residences in Dubailand Residence Complex. On 08 Life, both the registered 31 May 2026 date and the developer's Q2 2026 date were missed.

## What to check before buying at 08 Life Residences

1. **A revised completion date on the DLD register**, since 31 May 2026 has passed and no new date had been filed by October 2026.
2. **The handover clause and grace period in the SPA**, as listings now range from May 2026 to Q4 2026.
3. **What is still owed.** Under the 60/40 plan, 40% falls due on handover, so a resale buyer should confirm what the seller has paid.
4. **Price per sq ft against DLD sales.** Registered sales have clustered around AED 1,000 to AED 1,100 per sq ft.
