## Short answer

Azizi Venice in Dubai South sold the most, with 3,479 registered off-plan sales in the first half of 2026. DAMAC Islands was close behind with 3,388 villa sales. Emaar's The Heights Country Club (898) and The Oasis (518) came third and fourth. High sales show strong demand at launch prices. They do not show that resale prices will hold.

Below the top four, the figures come from single months, so treat them as a guide only. Binghatti Skyflame in Majan recorded 443 sales in May 2026 (Kelt). Golf Fields at Emaar South recorded 181 in August (Projectory).

## What happened after June

Azizi Venice stayed in front. It recorded 1,981 sales in July and 1,503 in August, which was 13.5% of all home sales in Dubai that month (Projectory).

The wider market slowed. In August 2026 the number of transactions fell 37% and their total value fell 44% compared with August 2025. Buyers who stayed active focused on new, branded projects (betterhomes via Zawya).

## What the ranking tells you, and what it does not

A top ranking tells you that many people bought at launch prices. It does not answer the three questions that decide how your purchase turns out:

1. **How many homes hand over at once.** Thousands of similar units handing over together can hold back resale prices and rents at handover.
2. **The developer's handover record.** Whether the developer met its published handover dates on earlier projects.
3. **Your price against comparable sales.** Whether a specific unit is priced above or below recent registered sales nearby.

Not on its own. Sales volume shows how many buyers committed at launch prices. Resale value depends on how many similar units hand over at the same time, rents in the area and the developer's delivery record.

### Why do sources give different totals for H1 2026?

Reports count different types of transaction and use different cut-off dates. Total Dubai sales for H1 2026 range from 79,698 (Projectory) to 86,005 (Sherwoods). The rankings of the top projects agree more closely than the totals do.
