URL: https://www.dxbrealtor.ai/answers/vela-viento-handover-date/
Topic: Handover date
Updated: 2026-10-01

## Short answer

Omniyat said on 7 May 2025, when it appointed ACC Group as main contractor, that Vela Viento is scheduled for handover in Q3 2027; the Dubai Land Department register gives an earlier registered completion date of 13 May 2027. The DLD inspection on 18 May 2026 recorded 21.81% complete. With 40% of the price due at handover, the gap between the May 2027 register date and Omniyat's Q3 2027 target decides when the largest payment falls.

## Key figures

- Registered completion date (DLD): 13 May 2027 (DLD project 2885, via Continental Club)
- Latest construction progress: 21.81% (DLD inspection, 18 May 2026)
- Developer's stated date: Q3 2027 (Omniyat, ACC Group appointment, 7 May 2025)
- Portal estimate: Q3 2027 (Property Finder, accessed 28 Sep 2026)

## What the Vela Viento handover date means for payments

Property Finder lists 5% at launch, 55% during construction and 40% at handover. At Vela Viento's prices, the handover share is the largest single payment: AED 11.2 million on a 2 bedroom apartment listed from AED 28 million, and AED 24.8 million on a 4 bedroom apartment listed from AED 62 million. Whether that falls in May 2027 or later in Q3 2027 depends on when Omniyat issues the completion notice.

## What to check before relying on the Vela Viento date

1. **The completion date in the SPA.** It may follow the 13 May 2027 registered date or Omniyat's Q3 2027 target, and the grace period counts from whichever the SPA states.
2. **A newer DLD inspection for project 2885.** The latest figure on the register is from May 2026.
3. **That the unit is in Vela Viento and not Vela.** The two towers share a contractor and a brand but have different dates, Q3 2027 and Q2 2027.
4. **The unit count on the Oqood registration.** The register holds 86 units, while Omniyat has published 92 and 95, so the unit reference on the Oqood record is the one that counts.
