When the register was read on 4 October 2026, its escrow account was still pending (Certified Poor). No DLD inspection percentage or registered completion date has been published for it.

Propsearch lists four sub-communities: Tilal Dunes, Tilal Oasis, Tilal Islands Mansion and Tilal Islands Grand Mansion. Tilal Dunes is the first phase, at about 6.7 million sq ft of the roughly 10 million sq ft masterplan.

Binghatti's own website does not use the Dunes and Oasis names when selling the villas; it lists them by type, such as the 4 bedroom villa from AED 4.26 million (Dubai Property Insight, 31 August 2026).

The one portal date that has been tracked since launch has moved later, from June 2029 to Q4 2029. Propsearch's Q3 2028 estimate would leave about two years to build a villa community that had not started by September 2026. Tilal is Binghatti's first villa project; its roughly 1,700 deliveries in H1 2026 were all apartments.

## What the Tilal Binghatti handover date means for payments

Binghatti has not published a payment plan, and brokers quote different splits: 10/50/40 and 60/40 (Real Estate Club Dubai, 1 August 2026), 20/40/40 (GRAF) and 10% on booking, 60% during construction and 30% on handover (Daark). Under most of these, 30% to 40% of the price is due at handover. On the AED 4.26 million entry villa, 40% is about AED 1.7 million, so a move from 2028 to late 2029 also moves the largest payment.
