Amara and Plagette 32 both use 10% at booking, 50% during construction and 40% on handover, and no current Tilal Al Ghaf phase offers a post-handover plan. On an Amara villa at the listed entry price of AED 6.7 million, AED 2.68 million falls due at handover. Older phases such as Elan sold on different terms, including a six year plan with payments after handover.

## What to check before relying on the Tilal Al Ghaf date

1. **The cluster and DLD project number on the SPA.** Alaya and Alaya Gardens are listed separately, with different dates, and clusters range from handed over to 32% built.
2. **Whether a registered completion date exists.** Amara, Plagette 32 and Serenity Mansions have none on file with DLD, so the SPA date is the only written one.
3. **For Lanai Island and Elysian Mansions, the grace period.** Both are past a stated date, Lanai at about 61% built.
4. **Any June 2026 supply chain notice.** If one was received, Majid Al Futtaim's written reply for that phase shows whether its SPA date still stands.
