## The Acres handover date: the latest position

Meraas targets the fourth quarter of 2027 for The Acres Phase 1, the first 642 villas, launched on 13 January 2024. The Dubai Land Department register holds no completion date for this phase (project 3019), so the Meraas target is the only date on record. The DLD site inspection of 20 August 2026 recorded Phase 1 at 25.15% complete, up from 9.07% at the inspection of 23 February 2026. The two later phases are registered as separate projects with their own dates. The Acres 3 and Estates is registered for completion on 19 November 2027 and was 14.87% built on 30 September 2026, up from 5.13% on 24 June. The Acres 2 and Estates 2 is registered for 3 May 2028 and was 3.66% built on 25 June 2026. No villa at The Acres has been handed over.

Phase names differ between sources. The register's 291 villas for The Acres 3 and Estates include 16 frozen plots, which leaves the 275 villas Propsearch gives for Phase 3. The two later projects together hold 557 villas, the same number covered by the main construction contracts Meraas awarded on 30 April 2026, 371 at The Acres and 186 at The Acres Estates.

The Acres 3 and Estates was 14.87% built on 30 September 2026, with about 14 months to its registered date, and The Acres 2 and Estates 2 was 3.66% built in June 2026, with 22 months to go.

## What The Acres handover date means for payments

Meraas's plans for The Acres put 65% of the price before completion and 35% on handover. The Phase 3 structure listed by agents is 10% at booking, 55% during construction and 35% on handover; Phase 1 plans also end with 35% on handover.

That makes the handover payment the largest single instalment. On a Phase 1 villa from the AED 5 million launch price, it is AED 1.75 million. On a Phase 3 villa from AED 5.5 million, it is AED 1,925,000. The timing of that payment follows the completion date of the villa's own phase.

## What to check before relying on The Acres date

1. **Which DLD project your villa is registered under**, 3019, 3126 or 3586. Portal phase names do not always match the register's names.
2. **For Phase 1, the completion date and grace period in your SPA**, since the DLD register has no completion date for that phase.
3. **For the later phases, the next DLD inspections.** The register holds 19 November 2027 and 3 May 2028, but The Acres 3 and Estates was 14.87% built in September 2026 and The Acres 2 and Estates 2 was 3.66% built in June 2026.
4. **Which payment plan applies**, since the 35% handover payment is due on your own phase's completion.
