## Sobha Sanctuary handover date: the latest position

Sobha Sanctuary has no homes handed over and no construction recorded yet. Sobha said at the 26 January 2026 launch that the first villas would be handed over from Q3 2029, but the DLD register gives its villa clusters a registered completion date of 31 August 2030 and its apartment cluster, The Woods, 30 December 2030. Sobha has not published a revised date. The gap is between its launch messaging, which gives 2029, and the completion dates filed with DLD, which run from August to December 2030.

## What the Sobha Sanctuary handover date means for payments

Plans differ by cluster. The Grove and The Woods are sold on 20% at booking, 40% during construction and 40% on handover (Property Finder; OffPlan Insider), and Property Finder lists The Willows on 10/50/40. On The Grove's four bedroom villa from AED 9.3 million, the 40% handover payment is AED 3.72 million. Augusta Properties reported a 20/80 offer on Sobha Sanctuary, 20% at booking and 80% on completion, valid until 27 September 2026, which places most of the price on the handover date.

## What to check before relying on the Sobha Sanctuary date

1. **Which cluster the unit is in.** The Willows is marketed for August 2029, while the three registered villa clusters carry 31 August 2030.
2. **The completion date in the SPA against the register.** A 2029 date in marketing and a 2030 date in the SPA are not the same promise.
3. **Whether the 40% or 80% handover payment is funded.** On a 2030 completion, that payment falls four years after booking.
4. **When construction actually starts.** The registered starts are 30 December 2026 and 1 January 2027, and DLD's project status enquiry will show the first percentage above 0%.
