## Short answer

Emaar South has no single completion date. Its first phases, Golf Links, Golf Views and Urbana, were handed over in 2020, and Parkside 3, Greenview 3 and Expo Golf Villas followed by 2025. The projects still under construction carry DLD registered completion dates from 31 October 2028 (Golf Point) to 28 February 2030 (Golf Fields), and Golf Trails is listed for Q4 2030. At the latest DLD inspections, the villa releases were furthest along, with Fairway Villas 3 at 48.52% (7 July 2026) and Greenspoint at 42.9% (21 July 2026), while the golf apartment releases such as Golf Verge, Golf Meadows and Golf Hills were between 0% and 4.54% (DLD register via Continental Club, updated 4 and 5 October 2026). The date in each buyer's SPA is set project by project, not for the whole community.

## Emaar South completion date: the latest position

Emaar South is not one building with one date. It is a golf community in Dubai South built in releases, and each release has its own registered completion date with the Dubai Land Department (DLD). The early phases are finished. The releases still being built are registered for completion between 31 October 2028 and 28 February 2030, with one more, Golf Trails, listed for Q4 2030. Progress splits into two groups. The villa and townhouse releases that started construction between July 2024 and January 2025, such as Fairway Villas 3, Greenspoint and Greenway, were 34% to 49% built at DLD inspections in July 2026. The golf apartment releases that started from December 2024 onwards, such as Golf Verge, Golf Meadows and Golf Hills, were under 5%.

All progress figures are DLD site inspections, republished from the DLD register by Continental Club (updated 4 and 5 October 2026) unless marked. The registry lists 26 projects under construction for Emaar Dubai South DWC LLC, the Emaar company registered as developer of Emaar South releases (snapshot 23 September 2026).

"Not shown" means the republished register gives a quarter or no date rather than a day. Golf Meadows also appears on some portals as "Golf Meadow"; both names carry DLD project number 3579.

## How the Emaar South completion date has changed

The finished phases mostly kept to their dates. Parkside 3 was registered for Q2 2022, and the DLD inspection that recorded it 100% complete was on 29 December 2022, two quarters after that date. Greenview 3 was registered for Q4 2025 and was already 100% complete on 10 February 2025. Expo Golf Villas Phase 6 was due in October 2025 under its launch payment schedule, and Emaar's fact sheet gives June 2025 as its completion.

The newer releases are too early to judge, but some started slowly. Golf Dale's registered construction start was 23 May 2025, yet it was 0.27% built on 30 April 2026. Golf Edge's only published inspection, before its registered start of 23 April 2025, shows 0%. Golf Point's latest published figure is from June 2025. Elsewhere progress picked up in 2026: Greenspoint gained 16.63 points between 21 April and 21 July 2026, Greenway 2 gained 10.4 points between April and July, and Greenspoint 2 rose from 9.6% in November 2025 (Property Finder) to 40% in August 2026.

## What the Emaar South completion date means for payments

Most of the 2024 to 2026 releases use a plan with 10% on booking, 70% during construction and 20% on handover. Continental Club lists this for Golf Point, and the same split applies to Golf Fields and Golf Lane. At Golf Fields, four of the construction instalments are tied to 20%, 40%, 60% and 80% progress, so a release that sits near 0% for months also delays those calls. The 20% balance falls due only when the release reaches completion, so a move in the completion date moves the largest single payment too. ## What to check before relying on an Emaar South date

1. **The exact release and its DLD project number.** Names are close: Golf Hills and Golf Hills 2, Greenspoint and Greenspoint 2, Greenway and Greenway 2 are separate registrations with different progress.
2. **Whether a date is the registered completion date or a portal quarter.** For Greenspoint 2, Fairway Villas 3, Greenway and Greenridge, the dates in circulation come from Property Finder or broker listings, not a registered day.
3. **The date of the last inspection.** Golf Point's 4.78% is from June 2025 and Golf Edge's 0% from November 2024, so their current progress is not public.
4. **The completion date and grace period in the SPA** for the unit, which is what Emaar is bound to.

### What is the Emaar South completion date?

There is no single date. Each release has its own DLD registered completion date. For projects under construction these run from 31 October 2028 (Golf Point) and 31 December 2028 (Golf Acres, Golf Dale) to 30 September 2029 (Golf Hills, Golf Hills 2, Grove Ridge, Vista Ridge) and 28 February 2030 (Golf Fields). Golf Trails is listed for Q4 2030 (DLD register via Continental Club, October 2026).

### Is Emaar South finished?

No. Golf Links, Golf Views, Urbana I to III, Parkside 3, Greenview 3 and all six Expo Golf Villas phases are complete, but more than 15 Emaar South projects are still being built, and several golf releases had not passed 1% at their latest DLD inspection.

### Which Emaar South projects will be handed over first?

The villa and townhouse releases. Fairway Villas 3 was 48.52% built on 7 July 2026, Greenspoint 42.9% on 21 July 2026, Greenspoint 2 40% on 3 August 2026 and Greenway 39.06% on 20 July 2026. Broker listings put Fairway Villas 3 at January 2028 and Greenway at May 2028 (JRE Dubai).

### Has the Emaar South handover date been delayed?

Earlier phases finished close to their dates. Greenview 3 was registered for Q4 2025 and recorded 100% complete on 10 February 2025. Parkside 3 was registered for Q2 2022 and recorded 100% on 29 December 2022. For the newer releases it is too early to tell, though Golf Dale was only 0.27% built on 30 April 2026, eleven months after its registered construction start of 23 May 2025.

### When is the Golf Point handover date?

The DLD register gives Golf Point a scheduled completion date of 31 October 2028, with handover in Q4 2028. Its latest published DLD inspection, on 30 June 2025, recorded 4.78% (Continental Club, registry updated 26 Sep 2026).
