Half the price falls due at completion. The plan is 20% on booking, 30% during construction and 50% on completion (Property Finder; Bayut). Kredium breaks the 30% into 5% at 60 days and 5% at 120 days after reservation, then 5% each at 20%, 30%, 40% and 50% construction. Bayut and Kredium add a 4% fee due on completion for title deed registration. On a Views I studio at the AED 1.5 million launch price, that is AED 750,000 plus AED 60,000 at handover. ## What to check before relying on the Ellington Views date

1. **That the purchase is registered in Ras Al Khaimah.** Dubai's DLD project status service and Oqood do not apply, so the registration and escrow details need to come from the Ras Al Khaimah authorities and the SPA.
2. **Which phase the unit is in.** Views I and Views II are separate phases, and Bayut's Q3 2027 date covers Views I only.
3. **On a resale, how many construction instalments are already paid.** The 5% payments are tied to 20%, 30%, 40% and 50% construction, so the seller's receipts show how far Ellington has certified progress.
4. **The completion date and any grace period in the SPA**, since no portal date is binding.
