# When will Azizi Venice be handed over?

## Short answer

There is no firm date yet. In October 2025 Azizi said Venice 1 to 3 would hand over in Q1 2026. By April 2026 the first 14 buildings were 39% complete and Azizi gave no dates. In September 2026 it said handovers run through 2026 and into 2027. Ask for your building's date in writing in the SPA, the sale and purchase agreement you sign with the developer.

## What the numbers show

The Q1 2026 date was not met for the first buildings. Q1 2026 has passed, and in April 2026 the building furthest along, Venice 3, was 74% complete.

For you as a buyer, the date that matters is the one for your building, not the headline date for the whole community. Venice is a large community built in phases, and each building is at a different stage.

## Progress by building

Azizi publishes its own construction percentages for individual buildings, most recently in April 2026. DLD's public project status service and portals such as Propsearch do not publish a construction percentage for each building, only an estimated handover date drawn from Land Department and developer data. The table below combines both, so you can see what is confirmed and what is only an estimate.

*Azizi's April 2026 update gave one range, not an individual figure, for these buildings. All are past their portal-estimated handover date of December 2025 except Venice 12 and Venice 13, which portals put later, in September 2027. Azizi itself has not confirmed a handover date for any of these buildings.

## What to check before you book

1. **The SPA date and grace period** for your exact building and unit.
2. **The DLD project status** of that building. DLD's project status service shows completion percentages based on its inspections.
3. **When the large payments fall.** Property Finder lists a 14% / 36% / 50% plan for some buildings, which puts half the price at handover. If handover moves later, that payment moves later too.
4. **How many similar homes hand over at once.** Azizi Venice recorded more sales in 2026 than any other Dubai project. Many similar units may hand over around the same time, which can affect rents and resale prices in the first months after handover.

### Do property portals agree on the Azizi Venice handover date?

No. Property Finder and Bayut listings show Q4 2026. Propsearch shows 2027. Azizi's own update in April 2026 gave no date. The date in the SPA for your building is the one that counts.

### What happens if an off-plan project in Dubai is delayed?

Your SPA sets the completion date and any grace period, which is extra time the contract allows after that date. DLD publishes construction progress for registered projects through its project status enquiry service. Check both before you pay the next instalment.

### How many homes has Azizi delivered?

Azizi says it has delivered more than 45,000 homes. It reports 7 projects handed over in 2026, with 10 more targeted by the end of the year, and more than 150,000 units under construction (GDN, 15 Sep 2026).

### Is Azizi Venice sold out?

No, not as a whole. In March 2024 Azizi said several buildings were between 75% and 97% sold, with new units still being released (Azizi, 18 Mar 2024). Property Finder still listed properties for sale in Azizi Venice as of 28 Sep 2026, mostly resales rather than new developer stock.

### How many units are there in Azizi Venice?

Sources disagree. At launch in 2023, Azizi described more than 30,000 residential units across about 100 apartment buildings, plus over 400 villas and mansions (Azizi, 18 Mar 2024 sales update). Bayut's area guide gives a lower count of 15,057 apartments and 400 villas across 100 buildings (Bayut, accessed 28 Sep 2026). Azizi has not published a single reconciled total.

### What is the current status of construction at Azizi Venice?

The first 14 buildings were 39% complete overall as of 28 April 2026, Azizi's last published figure (Zawya, 28 Apr 2026). In August 2026 Azizi moved Azizi Venice to 24/7 construction to keep to its schedule (Azizi via Middle East Construction News, 18 Aug 2026). No newer overall percentage has been published since.
